Should I hire an agent as an Open or Sole Listing?

I have come across many prospective clients wanting to hire as many agents as possible to get their property sold or rented.  They think the more agents they have the more exposure and they are all working very hard to get the property sold or rented.  Not the case.  Yes it goes on many websites, but now that we have Property Skipper, the listings are automatically listed on that public site from Agents.  From my point of view the Agent is not able to provide the proper advice to their clients.  They do not know how often it's shown & what the feedback is that customers are giving.

With a Sole listing it is listed with one Agency.  That agent is well aware of how many times the property is shown & therefore can provide proper advice to their clients.  A lot of folks don't realize that with a Sole, the agent will co-broke with another agent should they have a buyer or renter for that property.  Meaning the other agent will get ½ the commission.

The above are just a few reasons.  Bottom line,  if you have an Agent that you trust will do the right job for you and are truly looking out for your best interests than that should be all you need!
