Caroline Bay, Bermuda – A flagship Bermuda resort and residential community in the making

Propertyskipper.com was kindly invited to the Caroline Bay development by Coldwell Banker Caroline Bay to check on their progress, and to see how the new residences and resort are taking shape.

As you make the approach into Caroline Bay you could happily believe the 182-acre site inspired the famous Mark Twain quote “You can go to heaven if you want. I’d rather stay in Bermuda”. The views across the Great Sound are some of (if not) the best on the island and undoubtedly a perfect location for what will become a remarkable five star resort community developed around the new Ritz –Carlton Reserve Hotel.

Since announcing the initial plans for Caroline Bay, progress has certainly been brisk. The residences are already under construction and the show home will be available to view from Autumn 2017, with the residence ready to move into by December of this year, with the remaining condos completed by Spring/Summer 2018, whilst the hotel will start operations by April 2019. 

The 35 Residences around the Cove at Caroline Bay form Phase 1A of the development and will enjoy exclusive privileges at the neighboring five star Ritz-Carlton Reserve Hotel. The residences sit in a stunning cove and are mainly south and easterly facing – looking towards the peninsula, marina and Little Sound. Newly constructed beaches will form a waterfront centerpiece for both the residences and hotel. The renderings of the residences clearly show the luxury and expectations one would expect with a brand such as Ritz-Carlton Reserve, as well as the amenities in the resort such as spa, fitness center, kid’s club, restaurants and bars. There will be on site Director of Residences offering concierge and property management services operating out of the waterfront owner’s lounge and welcome center, which residents can also use for private parties and functions.

There is a selection of different residences available from two to four bedrooms (internal space of 1,983 to 3,174 square feet). The residences are based on a modern open plan design with Chef’s kitchens and retractable glass doors to take in the views, and all come with private outdoor space - some will have private plunge pools whilst others an outdoor kitchen. All bedrooms have en-suite bathrooms and the master bedroom will have access to the outside space and enjoy the spectacular views. Prices for the residences start in the region of $2.5M going up to around $3.9M for a penthouse which all come with over 1,000 square feet of outdoor space.

New homeowners at Caroline Bay, Bermuda will have the choice to have their residences fully furnished and decorated to Ritz-Carlton Reserve design standards. There are two interior design schemes to choose from, both by world-renowned interior design firm, Hersh Bedner & Associates. 

The marina has already been built and was in full swing during the America’s Cup – homeowners will have first right of refusal on 80 boat slips for vessels from 38 to 80 foot, plus 33 slips sized for transient super yachts. For the Golfers, Caroline Bay is offering early owners a one-year complimentary membership at the world class Port Royal Golf Club that is just a short drive from the resort.

On completion of this exciting first phase there are plans in place for both further branded residences, as well as buildable lots on the peninsula between 0.6 and 1.25 acres. Many of these lots will be able to enjoy a private 30-foot dock and will be going on sale at a later date.

Caroline Bay, Bermuda is certainly taking shape and well on it’s way to becoming a world-class resort and residential community. The scale of the development is beyond anything that Bermuda has seen in a number of years and is a positive indication of Bermuda’s continued strengthening position as a truly luxury destination. The community will create a new iconic landmark resort in the west end of the island and only the fifth of its kind Ritz-Carlton Reserve destination in the world.
