'Meet the Agent' - Angela Hanwell - Coldwell Banker Bermuda Realty

This month for 'Meet the Agent' we interview Angela Hanwell who is Senior Residential Property Manager at Coldwell Banker Bermuda Realty. Angela is responsible for overseeing the management of a full portfolio exceeding 200 residential properties. Angela discusses what property management involves, what services her team can provide owners and tenants as well as the benefits to an owner of having an experienced property manager.

1) How long have you been a Real Estate Agent?

I joined Coldwell Banker Bermuda Realty in October 2005 as a Sales Assistant. In 2009 after 4 years in the Sales Department I became a licensed agent and moved to a position as a Residential Property Manager.  I was then promoted to Senior Property Manager in December 2012. I am currently responsible for overseeing the management of a full portfolio exceeding 200 residential properties. 
 2)Define Property Management
Property management is defined as “the operation, control, responsibility, maintenance, utilization and oversight of real estate as used in its most broad terms. Management indicates a need to be cared for, monitored and accountability given for its useful life and condition”.  It is very time consuming and having a great support system is key. 

3) Explain the services you provide 

Bermuda Realty has been in the business of providing property management for many years. However in 2012 we implemented a new Property Management program changing our structure from portfolio based to departmental based thus bringing our customer service level to a new high. We have a team of Rental Agents who assist with the placement of tenants. Property Inspections are scheduled at each managed property 3 times a year and a detailed report is produced and given to our Landlords. Our maintenance department are available 24 hours a day, 7 days a week so that emergency and day to day maintenance are attended to in a timely manner. Collections of rent and arrears management are also provided. Our newest feature provides on line access to personalized ‘Owner and Tenant portals ‘providing both parties with instant access to the information they need, when they need it.

4) What sets Bermuda Realty apart from other Property Management companies in Bermuda?

At Bermuda Realty we have realized that our client base is changing. Our owners and tenants are more mobile, more savvy and have very high expectations. We are very proud of the online systems that we have implemented which enables owners to check in wherever they are in the world. The ability of tenants to report issues online using our secure ‘portals’ ensures that we are fully accountable and have upped our game accordingly. 

5) How does the work you do tie in with other services provided by Coldwell Banker Bermuda Realty?

We work closely with both the Rental Department as well as the other ‘Professional Services’ staff  and occasionally we even act as an advisor to Landlords re: Property Sales. When a unit becomes vacant, we can assist the Rental Department with access for showings and provide relevant information to assist with the marketability of the property. Similarly, since one of our other key areas is Condominium Management managing over a dozen condominium developments island wide. By working closely with the condo managers  we can ensure that rules and regulations are being adhered to by tenants as well as ensuring that maintenance fees etc. are up to date and paid. 6) What are the benefits for an owner in having an experienced property manager?

Knowledge is Power. We understand that Real Estate is a major investment. Having just purchased my first family home, I can certainly attest to that. By having someone who is accountable and genuinely cares for a property is key. In this economy, with fluctuating rents, maintaining the capital value of a property is at the forefront of owners’ minds. Making money from property is no longer the absolute surety that it was 5 - 10 years ago.  Having a well maintained property increases the desirability of it from a tenant’s perspective which will have a knock on effect on rents achieved and therefore capital values. Also, in this day and age, owners simply do not have the time to spend organizing painting, insurance, lease renewals etc. and we can take that headache away.
