This month for 'Meet the Agent' we interview Ann Malcolm - Broker/Owner of Bermuda Property Link. Ann discusses her thoughts on the market, her top tips for house buyers and why she loves propertyskipper.com!!
How long have you been a Real Estate agent?
After 7 years as a Mortgage Officer I changed gears and worked in the International Business as an Office Manager. In 2009 I obtained my Real Estate License and decided to sit my Agents License in 2012.
Why do you like working for Bermuda Property Link?
The intimacy, family structure and size of the company are appealing. We work as a team finding new ways to learn and have fun while doing so. Its refreshing to see staff anxious to meet for staff meetings!
What is the favourite part of your job?
Being able to successfully match buyers/renters with their ideal property. There is a feeling of satisfaction in knowing you are able to contribute to a life event as important as assisting a buyer to find the family home that they love.
What is your favourite property on the market right now?
A lovely custom built family home in Warwick overlooking the South shore consisting of 4 bedrooms, pool, media room, garage and gardens, sitting on a 1 acre lot and listed at $12,500 per month. It is truly a must see.

What property on the market right now, in your opinion, do you think is really good value?
The desire for central or east of the round about properties are in demand and my listing at Northridge House, Unit 7B fits the bill! The Freehold 3 bed/2.5 bath townhouse is in immaculate turn key condition, benefits from a oversized garden as it is an end unit, and nicely priced at $900,000 !

How do you see the Bermuda property market over the next 12 months?
2014 certainly brought with it a strong start in the rental market. It has been exciting to work with new companies and renters to the island to assist in relocating and assist our landlords in finding great tenant matches! Property sales whilst still in the negotiable stage are moving for stand-alone homes that are priced attractively. It’s a good sign of future business
What are your top 3 tips when looking at a potential new home?
1) Get pre-approved so you know exactly what you can afford. This enables your agent to introduce you to properties that will offer you the best value in your price range.
2) Make a wish list. List the things that are important to your family living conditions and discuss them with your agent. After viewing a few properties do not be afraid to revise your wish list prioritizing your preferences.
3) Re Sale Value. Location plays a great part in the re-sale of your home should you wish to downsize or purchase a larger home in the future. Remember you may change the structure of your home, but you cannot change the location!

It provides the ability to view properties listed by multiple agents on one site, which saves time and is very convenient when our agents are conducting property searches.
