'Meet the Agent' - Clare Marshall - Coldwell Banker Bermuda Realty

This month for 'Meet the Agent' we interview Clare Marshall - Sales Representative at Coldwell Banker Bermuda Realty. Clare discusses why she enjoys being a Real Estate Agent, favourite listing on the market at the moment and some great tips for buyers and sellers when looking to purchase or list a property.

How long have you been a real estate agent? I received my Licence in March 2016 and have been busy working full time with Coldwell Banker Bermuda Realty ever since.

Why do you like working for Coldwell Banker Bermuda Realty? I feel privileged to be working with CBBR.  Our vision statement – “Real estate professionals working together to create a better client experience by providing comprehensive real estate solutions that bring you peace of mind”  sums up perfectly why I so enjoy working for the Company.

What is the favorite part of your job? I enjoy so many aspects of being a Real Estate Agent, but if I have to pick one it would be meeting new people and being able to assist/guide them through the process of selling and/or buying property.

What is your favourite property on the market right now? That’s a tough question as we have some fabulous properties currently listed. However, Harbour Court South 1A, overlooking the 11th green and located in the stunning Rosewood Tuckers Point development, probably tops my list. What property on the market right now, in your opinion, do you think is really good value? I believe there a lot of properties (albeit some in need of a little work) that represent good value, particularly for the first time buyer in today’s market. Interestingly enough, HSBC have just announced a “special” on their Mortgage Fees until the end of September.

How do you see the Bermuda property market over the next 12 months? While encouraged by the upward swing in the number of 2015/early 2016 sales transactions, we still have a long way to go to get to a healthy, sustainable real estate market. 2016/17 will present some challenges as inventory levels begin to adjust and pent up demand slows.  

What are your top 3 tips when looking a potential new home? For Buyers, be prepared, obtain Bank pre-approval. Know where your 20% down payment, plus additional 10% fees (legal, mortgage etc.) are coming from. Recognise your first home is unlikely to be your dream home and concentrate on your needs rather than your wants.  Some compromise may be necessary but in the end there is nothing like owning your own piece of the rock. For Sellers I recommend keeping the yard well-manicured, freshening up with a coat of paint and perhaps the most important thing is sure to have a Land Survey Report and the boundary staked at the onset of the listing, to help ensure there are no delays at time of closing.
