'Meet the Agent' - Jasmine Smith from Kitson Real Estate

This month for ‘Meet the Agent’ we interview Jasmine Smith, a sales and rental agent who recently joined Kitson Real Estate. Jasmine discusses the favourite parts of her job, an outlook for the Bermuda property market in 2020 and some top tips for buyers and sellers in the current market.

How long have you been in the business? I have been working in real estate for approximately 4 years. Before becoming a licensed agent I worked as a brokers assistant. I did not know how quickly I would fall in love with the industry and start the process to get my license!  

What do you like working for Kitson and what’s the favourite part of your job? I was very excited to start working with Kitson. They are such a fabulous group of people to work with. All the agents have an incredible wealth of knowledge in all aspects of real estate, and importantly are fun and friendly. My favourite part of the job is matching you with your dream home! Sometimes the hunt takes months (maybe longer!) so when we finally find the property that ticks all the boxes, it is very exciting! I am very happy to go on the journey with you.

Where are you seeing activity in the market at the moment? I have experienced activity in the $1-1.5M range. There is a high demand for properties in this range!

What is your favourite property on the market right now? The Honey Hill condominiums are such a great value in the current market. The included amenities really give you a sense of “resort living” with the beautiful pool area, lounge area, and gym facilities:

How do you see the Bermuda property market in 2020? 
As we head into 2020 we remain in a buyers market, a fantastic time to start looking to purchase! With more mortgage options becoming available like HSBCs spring-board mortgage, we will see an even bigger increase in first time home owners.In regards to rentals, we are hoping to see an increase in long term properties come onto the market with the vacation rental/airbnb market starting to decline.

What are your top 3 tips for purchasers when looking for a potential new home? Before we even get started on the journey to finding the property of your dreams, it is important to get your financing sorted. Get pre-approved by a bank, and figure out what your budget is going to be. We don’t want to fall in love with houses that are out of our reach! It is also important to look at a few properties in your price range to get a true idea of what you can get within your price range, and be open to viewing properties you may not have considered at first. There are some great tucked away neighbourhoods you may have never heard of that have a house with your name on it!

Finally - do you have any good tips for sellers when preparing their home for sale? It is important to listen to your agent when it comes to getting your property ready. It is amazing what some landscaping and a fresh coat of paint can do. We don’t want to waste your time and money, we want you to achieve the best price for your property in as little time as possible!
