How long have you been in the business? 1 year
Why do you like working for KW Bermuda and what’s the favourite part of your job? By nature, Real Estate can be an “every man for himself” type of industry. KW Bermuda definitely defies that with their teamwork approach. Working for KW, you have an unending support network. We are a family! This job is one of the most rewarding jobs I have ever had. My job is to help someone find a place to call home! This could be as simple as helping someone find a rental place for a year or 2 or it could be to help a newly married couple find a place to raise their family or it could be to help the “empty nesters” find that place that they can enjoy their grandkids and retired life. These a just a few examples of what we see daily but to say this job is rewarding doesn’t do it justice!
Where are you seeing activity in the market at the moment? There are many different categories of people looking to purchase, but for me personally, I am seeing more families looking to purchase together. It’s really a great way to get a large property at a great price! There are a few multi dwelling properties on the market right now. Buying this way gives the privacy but the value per person!
What is your favorite property on the market right now? Skyline Drive. This is a great house with a beautiful view located in the heart of Smiths! Listed at $1.85M, it’s the perfect place for a large family and even the opportunity to create an income apartment. A must see for this price point!
What property on the market right now, in your opinion, do you think is really good value? Tradewinds on Town Hill listed at $695K. Great location and beautiful! Very good price and no maintenance fees as you would find in most condos or townhomes. Priced under the $750K also gives the Bermudian first time home buyer the exemption.
How do you see the Bermuda property market in 2019? Improving! We are seeing more people looking to buy. Some people are early stages and just feeling out the market, but others are at the end of the process and ready to put in offers. It’s very encouraging to see people wanting to invest in a “piece of the rock”. Young Bermudian families wanting to get on the real estate ladder is fantastic. We are seeing more properties coming on the market that are in the budget of under $750K.
What are your top 3 tips for purchasers when looking for a potential new home?
Get pre approved first or decide on a budget if you are not using a lending facility.
Build a relationship with an agent- they can be your greatest asset through the process. Some people don’t realize they can use 1 agent for all properties they want to view regardless of who has the listing. Buying a home is a big deal and you need to have someone you trust alongside you.
Keep an open mind when viewing properties. Pictures are a great introduction but sometimes they don’t always tell the whole story. You could miss out on your dream home because you didn’t like the pictures. Give your agent your “wishlist” and let them help you.
Finally – do you have any good tips for sellers when preparing their home for sale?
I read once, that if you home doesn’t look like something out of “Better Homes and Gardens” magazine, keep cleaning. This may be a little excessive but I would say clean and tidy is KEY! Not everyone has an eye for potential so you need to show that potential.
Make sure all the required leg work is done early. Is your boundary survey/lot plan up to date? Are you clear of any encroachments? Have you registered your property with the Land Title Registry Office?
