'Meet the Agent' - John Edwards from Coldwell Banker Bermuda Realty
This month for ‘Meet the Agent’ we interview John Edwards, who works as the Real Estate Assistant to CEO and President of Coldwell Banker Bermuda, Brian Madeiros. John discusses what he enjoys about working in the Real Estate Industry and also working for Coldwell Banker Bermuda Realty. John also discusses his views on the property market, favourite current listing as well as some top tips for purchasers looking at buying Bermuda property.
How long have you been in the business? I just started my real estate career last year at Coldwell Banker Bermuda as a real estate agent and assistant to the president and CEO Brian Madeiros. I have pursued the real estate industry since 2016 when I was first introduced to the industry. I was originally studying accounting and then decided to change my major to commercial real estate and finance because I wanted to find a career that I was passionate about.
Why do you like working for Coldwell Banker Bermuda Realty and what’s the favorite part of your job? Coldwell Banker Bermuda Realty has an amazing team dynamic. There’re so many different departments that are intertwined and offer valuable knowledge regarding appraisals, valuations, property management, land surveying, marketing, rentals, and sales. I really like the collaboration between co-workers and other real estate firms. The real estate industry is a combination of working in the office and being out on site making new connections. My favorite part is getting a deal across the finish line and executing a contract.
Where are you seeing activity in the market at the moment? The real estate market is always shifting. Buyer demand in the residential market segment has dramatically increased due to the shortage of inventory and surplus of buyers. There’s a huge demand for residential listings that are multi-family between $300k to $750k as the Bermuda Commercial Bank just launched their mortgage guarantee program that offers approved applicants a reduced interest rate starting at 5% and a 10% down payment.
What is your favorite property on the market right now? I believe the Rosemont City Place development has the most to offer on the island for its value and design. Rosemont has a gym, pool, underground parking, elevator access, additional storage options, top notch management team, and is conveniently located within a private neighborhood just outside the city limits. Rosemont has an amazing track record with its occupancy and has always been full of executive renters. Rosemont is a great place to live but is also a good investment. How do you see the Bermuda property market over the next 12 months? I believe there’s not enough properties on the market to satisfy the residential buyer demand. I foresee properties to increase in value due to the island wide housing shortage and a surplus of buyers.
What are your top 3 tips for purchasers when looking for a potential new home?
1. Talk to your bank before looking at the market. Most buyers will try to look at properties before analyzing their finances. If a buyer just goes window shopping, they are wasting everyone’s time including their own.
2. Choose a lawyer who has a fast and accurate turn over. There’s nothing worse than incurring legal fees and still not resolving the matter. The most common delays when closing on a property are litigation, issue with encroachments, or correcting title issues.
