'Meet the Agent' - Kenneth Richardson from Coldwell Banker Bermuda Realty

This month for 'Meet the Agent' we interview Kenneth Richardson a Sales and Rental Representative from Coldwell Banker Bermuda Realty. Kenneth discusses where he is seeing activity in the rental market right now, favourite listing on the market currently and has some top tips for landlords as well as tenants looking for a new home.

How long have you been in the business? I have been a rental agent for 10 years but been in the business for almost 20 years.

Why do you like working for Coldwell Banker Bermuda Realty and what’s the favourite part of your job? Coldwell Banker encourages their staff to think outside the box to assist with any challenge the industry may offer.

Where are you seeing activity in the market at the moment? There is a huge demand for studios and one bedroom apartments across the island that are modern and partially furnished.  The demand is for both locals and guest workers.

What is your favorite property on the market right now? Harbour Watch which is located in St. David’s. The water views always take my breath away.

What property on the market right now, in your opinion, do you think is really good value? Harbour Watch. A great price for such space, views and waterfront property. (Link Above).

How do you see the Bermuda property market in 2020? I see a shift in people looking for bargain priced rentals and are looking outside of the preferred area which is central.  A number of people are now open to looking at rentals at the extreme ends of the island.

What are your top 3 tips for tenants when looking for a potential new home? Be realistic with your budget, have a list of must haves and be open to compromise a bit

Finally – do you have any good tips for Landlords when preparing their home for rent? If the property is vacant, keep the electricity on so a prospect tenant can see that appliances and lights work, try to do a weekly light cleaning, and ensure that the exterior is in great condition as first impression is most important.
