This month for ‘Meet the Agent’ we interview Laura Bolton, a Sales and Rental Representative at Keller Williams Bermuda. Laura discusses where she is seeing activity in the market currently, some excellent tips for buyers and sellers as well as discussing why she enjoys working at Keller Williams Bermuda.
How long have you been in the business? I obtained my agent’s license in October 2013 and began working full time in real estate in August 2014.
Why do you like working for Keller Williams Bermuda and what’s the favourite part of your job? Having recently rebranded from Moura and Associates to Keller Williams Bermuda, I am really enjoying the benefits of being part of a larger network of agents. The in house training is a definite benefit, and the existing technology systems, along with new technology advances coming to Keller Williams Worldwide this year will make our jobs and our customer experience so much better. My favourite part of the job is seeing the look on a client’s face when they realize they’ve found their perfect home - whether it be a rental property or a sales property. Being a part of such a special moment makes all the hard work worth it.
Where are you seeing activity in the market at the moment? On the rental side, the market is hot right now - especially since it’s the beginning of the year. New properties are coming on to the market and being rented just as quickly - if it’s priced properly, it won’t last long. On the sales side, there are so many different facets. We’re seeing lots of first time buyers entering the market with condos or smaller homes. On the flip side, we’re also seeing a lot of existing homeowners buying properties for investment purposes, whether it be to rent out long term, or to put into the vacation rental market.

What property on the market right now, in your opinion, do you think is really good value? I have listing on Verdmont Valley Road that is great for the investors out there. It’s ideal because it currently has two separate units, so you can live in the upper main house while still benefiting from rental income. How do you see the Bermuda property market in 2019? Being an optimist, I see much the same as 2018, a great year ahead with a steady stream of interest.
What are your top 3 tips for purchasers when looking for a potential new home?
1. Keep an open mind- it may not look perfect at first glance online, but you may change your mind after visiting the property
2. Think about and make a list of your requirements and preferences in order of importance - that will help me get a better sense of what’s important to you and your family
3. Have all your ducks in a row - get pre-approved, select a lawyer. Being able to move quickly when you find the right home is a big advantage.
Finally – do you have any good tips for sellers when preparing their home for sale? As difficult as it is, try to remove the emotion from the sale. Take down family pictures, paint the walls a neutral colour, and tidy away mementos. They are special to you, but they may hinder another family from being able to picture themselves living there. And remember, when it comes down to it, pricing it correctly is the most important factor.
