'Meet the Agent' - Loreen Emery - ele Properties

This month for ‘Meet The Agent’ - we interview Loreen Emery from ele Properties. Loreen is the Broker for ele Properties - a boutique real estate firm that specializes in all aspects of the real estate industry: residential property, land sales and rentals, property management, commercial transactions and property valuations. Loreen also currently serves as chairperson of the Real Estate Division for The Bermuda Chamber of Commerce. 

How long have you been a real estate agent? I have been a realtor for over 19 years. During this time, the real estate industry has seen much growth with many ups and downs in the market. Keeping abreast of all the changes and current market trends is one of the many qualities ele Properties embodies. My real estate career began with Jones Waddington which played an important role in shaping my initial profession development as a realtor. I have received many awards for my sales accomplishments and established a good working relationship with my peers in the industry. In 2016, I was elected and currently serve as chairperson of the Real Estate Division for The Bermuda Chamber of Commerce.

What is the favourite part of your job? Practicing real estate has complemented my interest in home design - both traditional and contemporary architecture; my love for interior design; and my passion for working with people. For me, there is no greater joy in this industry than to know that you have played an instrumental role in making real estate purchases available for all, along with equipping people with the knowledge, direction and tools to move forward with their real estate transactions.

How do you see the Bermuda property market over the next 12 months? The forecast over the next 12 months looks very positive as we move steadily in the right direction. Homes sales are up with the increase of demand from Bermudians and international buyers. With new property listings introduced to the market on a weekly basis, property inventory is looking healthy. Buyer confidence has improved and attractive property prices have brought an increase of first time purchasers and investors to the market. The rental market is very active and I see this continuing right through 2017. With the America’s Cup approaching, we have seen an increase of rentals particularly in the middle to western end of the island along with a high demand for vacation rentals.

What are your top 3 tips when looking a potential new home? If you are considering getting in the market, now would be a good time. Here are 3 things to consider when purchasing: 

Purchase within your Means! More homes are hitting the market, offering the buyer options. This means you do not have to purchase beyond your current means. Property prices are very attractive and many sellers are open to negotiating. 

Avoid purchasing a property that is not sellable. Unless you are getting the property for an extraordinarily low price, when considering a property, always ask yourself and your realtor, "Can I sell this property if I needed to or will I have to take a significant loss?" This is when location, development potential and price play a valuable role. The right realtor will guide you through this process.

Do not choose just any realtor! Choose a realtor you are comfortable with and have confidence in. Purchasing a home is a very big investment. Therefore, you should interview potential sales agents to choose which one you are most comfortable with. After all, you will be sharing your intimate financial details with this person.
