This month for 'Meet the Agent' we interview Matias Molina, a sales and rental associate at Rego Sotheby's International Realty. Matias discusses why he enjoys working at Rego Sotheby's International Realty, favorite and best value listings on the market right now and also how Matias sees the property market evolving over the next 12 months as we adopt this "new normal" way of life.
How long have you been in the business? I have been in the local real estate business for 5 months, but I have always been involved in the industry as my father works in a Construction and Real Estate company in Santiago where I am originally from. I also studied Architecture for a few years and have a genuine interest in real estate and design.
Why do you like working for Rego Sotheby’s International Realty and what’s the favorite part of your job? I love how they have a very robust and full-service operation with highly professional employees in every department. Also, we have such a diverse and helpful team willing to offer a hand at all times.
Where are you seeing activity in the market at the moment? The rental market has been active for some time, with high demand and a shrinking supply. Personally, I see many people of my age, young adults, searching for and putting offers on their first-homes, which is exciting.
What is your favorite property on the market right now? I am location-focused when it comes to what makes a house desirable. Due to my background in architecture, I can see the design potential in almost anything and therefore have a love for smaller homes in stunning locations that can be transformed. In terms of what is on the market right now, I admire ‘Escondido’ because it checks all my boxes regarding location, amenities and endless potential. CLICK HERE TO VIEW
What property on the market right now, in your opinion, do you think is really good value? ‘Rubicon’ is, in my opinion, a very good priced home. Ideal location, sizeable, with potential rental income and available for international buyers. CLICK HERE TO VIEW
How do you see the Bermuda property market over the next 12 months? The pandemic encouraged people to make changes to their current living situation causing a market surge. I believe that now that we are adopting this “new normal” way of life, the market will begin to balance again. This surge of demand occurred from various situations including, people wanting to move from their homestead or shared accommodation into their own property, others requiring more space for a home office and many realizing after much time spent at home, that they want a change. Many buyers entered bidding wars and even sight unseen offers for rentals in desperation of securing suitable accommodation. With the market beginning to balance again, I believe people will spend more time decision-making and evaluating what options are available vs. rushing to secure the first deal they see.
What are your top 3 tips for purchasers when looking for a potential new home?
1) Consider part of your budget for renovation. A home is very personal and finding the perfect one might be difficult. Being open for small alterations will broaden your options to find your perfect home.
2) Decorating can do wonders! Overseeing the actual staging can be difficult but having a vision might help you consider more options. Don’t judge a book by its cover!
3) Be patient. The road to a perfect home will most likely not be instantaneous. Knowing and accepting this beforehand might be good for your nerves.
Finally – do you have any good tips for sellers when preparing their home for sale?
As I said before, how a home is presented is critical to its desirability on the current market. For example, a fresh coat of paint or updated hardware such as faucets can make a big difference. Taking the time to stage a home helps potential buyers envision living in the space.
