'Meet the Agent' - Nicole Bean from JBM Realty & Associates

This month for 'Meet the Agent' we interview Nicole Bean, a Sales and Rental Agent at JBM Realty & Associates. Nicole has worked at JBM Realty & Associates for almost a year and discusses her favourite things about working as a Real Estate Agent, what property on the market right now represents good value and also provides some top tips for buyers and sellers in the current market.

How long have you been in the business? As of October 2022 - 10 months.

Why do you like working for JBM Realty & Associates and what’s the favorite part of your job?  The agents are willing to impart their knowledge and provide encouragement. I enjoy seeing the homes, the process of showing a property; painting the picture for the client and ultimately the happiness they show once they get what they want. 

Where are you seeing activity in the market at the moment? There is a continued uptick in demand for 1-2br rentals. Buyers are hard pressed to find properties in their price range. The challenge is finding that perfect property that so many others are also looking for. 

What is your favorite property on the market right now? I do not have a favorite per se. A great property is one with multiple units and/or income, a property that has potential for expansion, waterfront properties and fantastic views.

What property on the market right now, in your opinion, do you think is really good value? The Spring Benny Waterfront Lot for $700K is good value. How do you see the Bermuda property market over the next 12 months? If the market continues along this current vein, and with low inventory, prices will undoubtedly rise.

What are your top 3 tips for purchasers when looking for a potential new home? After obtaining your preapproval my 3 tips are: 

Research and educate: Talk to friends and family who are home owners, learn from their experiences. They could potentially point you to the agent that will make your realty dreams a reality. 

Know your must haves: These are the things that you absolutely cannot live without, your deal breakers. This will help you and the agent as you view properties. 

Take a friend or family: Bring someone along as you view properties. Bounce ideas off of them; they will provide support while keeping you focused and realistic about what you can afford. 

Finally – do you have any good tips for sellers when preparing their home for sale? 

Keep it clean: A buyer will definitely notice and point out if your property is not spotless. Smells can linger on the walls, cabinets and furniture; wipe, sweep, dust. Remove any noticeable/unsightly imperfections (spider webs or bait traps) that could detract from the buyer feeling at ease and comfortable while they are walking around.

De-clutter and de-personalize: Pack away non-essential items where possible and take down photos. A buyer wants to envision themselves in your property.

General maintenance: Attending to those quick fix items will make all the difference. Tighten loose handles, replace missing knobs, replace window screens that have holes and oil that squeaky door. A fresh coat of paint will breathe life into a space.
