'Meet the Agent' - Paul Doughty from Coldwell Banker Bermuda Realty

This month for 'Meet the Agent' we interview Paul Doughty from Coldwell Banker Bermuda Realty. Paul brings his wealth of experience from the worlds of art and sailing to real estate having recently obtained the Real Estate Salesperson License. Paul discusses why he enjoys working at Coldwell Banker, his role in onsite sales at condo/hotel Bermudiana Beach Resort, Tapestry Collection by Hilton and also some top tips for buyers and sellers in the current property market. 

How long have you been in the business? I recently obtained my Real Estate Salespersons License. I am now working full time for Coldwell Banker Bermuda Realty, both listing and selling residential properties, and as one of the onsite Sales Agent for the new vacation condo-hotel Bermudiana Beach Resort, Tapestry Collection by Hilton.

Where were you educated? I attended Warwick Academy, Cheshire Academy in Connecticut, Bryant University Rhode Island and obtained a BFA (Sculpture) Parsons School of Design in New York. As an artist, I have paintings and sculptures in Bermuda, USA, Canada, Spain, Germany, UK, Australia and, Argentina.

Why do you think having an art degree helps you in real estate? I've been told that I have a very good eye for picking up small but not costly details that could immensely improve the appeal and price of a property. i.e. paint color, placement of shutters or windows, flow of rooms, and room usage.

We heard you like sailing? I am an avid Sailor and was an Ocean Yachtsman, both racing and Yacht deliveries with over 30,000 ocean miles. I spent time as a Youth Sailing Coach, coaching for World Championships and Continental Championships. I was Head Coach of Waterwise, I am on the Bermuda Water Safety Council and I am also an Amateur Maritime Historian with a focus on Bermuda's History.

Why do you like working for Coldwell Banker Bermuda Realty? I enjoy working for Coldwell Banker Bermuda Realty, I have joined a good team of Real Estate Sales Agents, who are willing to mentor me and accelerate my learning process. In my view, their teamwork, integrity and training systems make them the leading Sales Agency in Bermuda.

What is your favorite property on the market right now? Given my background in sailing, I like anything on the water or with a water view. I'm right at home at Bermudiana Beach Resort, Tapestry Collection by Hilton, because I have a 180-degree view of the ocean from my office. You should make an appointment to take a look at it some time. We have a couple of model residences open and come October construction will be full steam ahead, with an expected hotel opening during the Spring of 2020. Featuring a restaurant and bar (which will be open to the public), 2 pools, a spa and, a gym, they are good value with introductory prices starting at $415k for a studio up to $1,033,000 for an oceanfront 3 bedroom, 3 bathroom. What other property on the market do you see as very good value? Peace Haven in Sandy's, is amazing value, a large five-bedroom property with lots of potential, on nearly an acre of land in a very private setting, with a dock and pool for under $2m! CLICK HERE TO VIEW

Any tips for purchasers looking at potential properties? Get preapproved by your bank, and get a preapproval letter. If a property is well priced it is not unusual to get several similar offers. If you have a preapproval letter, your offer will be one of the first to be considered and it can be the difference between getting your dream house or not.

Any tips for Sellers when preparing their home for sale? Get any legality sorted out, like probate, boundaries, rights of way, easements, foreshore encroachment licenses etc, before launching on the market. With Land Registration now in effect, you have to dot your I's and cross your T's. Be sure that if possible it is clean, tidy, well painted and properly presented. Believe it or not many people start working with an agent on these things, long before their property goes on to the market. List with a reputable, well represented and well-connected agency, don't go it alone, selling a house can be more complicated than you think!
