'Meet the Agent' - Thosh Williams from Rego Sotheby's International Realty

This month for 'Meet the Agent', we interview Thosh Williams from Rego Sotheby's International Realty. Thosh works as a Sales and Rental Associate and recently joined the Rego Sotheby's International Realty team. Thosh discusses the favourite parts of her job, where there is activity in the market right now, favourite and best value listings on the market currently as well as some top tips for buyers and sellers.

How long have you been in the business? I have been interested in pursuing a career in real estate for the last four years. In 2017, I took a salesperson licensing course while I was living in Halifax, Nova Scotia. It was a natural transition as I was excelling in a sales role at a publishing company. Subsequent to passing my exam, I became the office manager for Workspace Bayers Lake, a commercial real estate company. Part of my role was conducting office tours, preparing leases and overseeing the day-to-day function of the office. During this time, I developed exceptional communication and multitasking skills. When a family emergency brought me back to Bermuda, I fused my real estate knowledge with my hospitality experience to service vacation rentals. My husband and I formed ‘ELEVATE Host Services’ because we saw a gap in the market in that traditional property managers do not oversee the guest experience of vacation rentals. Though our business has survived through the pandemic, the opportunity presented itself to diversify and refocus on my real estate goals. 

Why do you like working for Rego Sotheby’s International Realty and what’s the favorite part of your job? I chose to work at Rego Sotheby’s International Realty because of the energetic company culture, mentorship possibilities and international affiliations. My favourite part of the job is being of service to others. My international experience in hospitality and client services taught me to have an eye for detail and do everything from the heart. I also enjoy researching for hours at a time, learning new information excites me.

Where are you seeing activity in the market at the moment? In terms of activity, there is a ton of demand in all categories. International buyers are active, and it is not uncommon for them to buy sight unseen. Locally, younger individuals are seeking central land and we are also seeing new developments. It is exciting to see the first-time home buyers taking the plunge to home ownership. Overall, many people are still hesitant to travel, and others are splitting their time between the office and working from home, which has led to people to look around and evaluate if their property suits their current needs. This has led some homeowners to upgrade living space or in some instances to consider downsizing.

What is your favorite property on the market right now? Majestic Waters in Southampton is breath-taking. I love the natural light combined with the high ceilings, cedar work, and ocean back-drop. This property would be a dream for any prospective buyer. CLICK HERE TO VIEW



What property on the market right now, in your opinion, do you think is really good value? In terms of location, size and price I would say Crosswinds in Warwick. It’s a great option for homeowners looking to upgrade to their second home. The location is convenient in that you will be minutes outside of the City. How do you see the Bermuda property market in 2021? Demand will continue to be high in 2021. If you consider last year’s statistics, 42% of internationally available homes were bought by Bermudians at an average price of $4.5 million, an increase from $3.365 million in 2019. We are seeing local buyers expanding their portfolios to buy their second or third home. In addition, there are still many high net worth individuals flocking to Bermuda with their families to feel safe from COVID-19. On the non-luxury side, there are many options that are available for great value as well.

What are your top 3 tips for purchasers when looking for a potential new home?

1) Make a list of features that are “need based” and stick to them throughout your search.

2) Interview the property. Be sure to hire a structural engineer to look at the intricacies of roofing, tank updates and plumbing details. Consult with experts where necessary (especially if you are buying a fixer upper).

3) Secure your mortgage pre-approval and talk to your financial provider beforehand so that you can be realistic in your search. Don’t rush to buy if you are not financially ready. 

Finally – do you have any good tips for sellers when preparing their home for sale?

1) Home improvement such as minor repairs prior to selling is great where necessary but be cautious not to over improve. Some improvements may not drastically improve the value of your house and may not be appreciated by potential buyers.  

2) Getting your property boundaries staked prior to listing is always a great idea.

3) De-clutter the outside and inside of your home. Arrange landscaping, deep cleaning, and staging. First impressions are critical.
