'Meet the Agent' - Bella Richards from Keller Williams Bermuda
This month for 'Meet the Agent', we interview Bella Richards, a Real Estate Agent at Keller Williams Bermuda. Bella discusses what she is enjoying in her new role at Keller Williams, favourite listing on the market right now and also some top tips for buyers and sellers in the current market.
How long have you been in the business? I officially started with KW Bermuda in April 2026. Although I’m new to the industry professionally, I’ve always had a strong interest in property, marketing, and building meaningful relationships within the community, whether through entrepreneurship or the arts.
Why do you like working for KW Bermuda and what’s the favorite part of your job? The KWB team is knowledgeable, supportive and focused on helping agents grow while delivering excellent service to clients. I also love that every day is different — from meetings in the office, viewing beautiful properties, community days, to meeting new people and learning more about the Bermuda market. It’s a career that combines research, problem-solving, creativity, and personal connection, which is what makes it so fulfilling for me.
Where are you seeing activity in the market at the moment? Right now, there continues to be strong interest in move-in ready rental properties in family-friendly neighborhoods. There is a strong luxury demand with high-net worth buyers. Buyers are especially paying attention to homes that offer good long-term value and modern amenities and waterfront access.
What is your favorite property on the market right now? One property that really stands out to me right now is Avalon on Cedars Drive in Paget. It’s an attractive listing because it offers the perfect balance of space, upgrades, and lifestyle appeal — which is exactly what many buyers in Bermuda are looking for today. What makes Avalon especially appealing is its Bermuda charm, generous living areas, and strong indoor-outdoor flow. The property has been thoughtfully maintained and updated, giving buyers the opportunity to move into a home that feels both stylish and functional without needing major renovations. I also think the location adds tremendous value. Buyers today want convenience, privacy, and a home that works well for both family living and entertaining, and Avalon delivers on all three. How do you see the Bermuda property market over the next 12 months? I believe the Bermuda property market will remain active and steady over the next year. While buyers may continue to be selective, demand for quality homes in desirable areas is expected to stay strong - especially for properties that are priced correctly and presented well. It’s no surprise that well-located homes in sought-after parishes continue to attract attention because inventory remains relatively tight. The rental market demand will remain strong. The Bermuda Government will look to modernise and update the entire Annual Rental Value (ARV) assessment process ahead of the new 2026 Valuation List. Assessments will be more accurate, transparent, and fully digital for property owners.
What are your top 3 tips for purchasers when looking for a potential new home?

- Focus on location and long-term value, not just aesthetics.
- Work with a trusted real estate professional who can guide you through the process and help you make informed decisions.
Finally – do you have any good tips for sellers when preparing their home for sale?
Absolutely. First impressions matter, so decluttering and deep cleaning can make a huge difference. Simple improvements like fresh paint, proper lighting, and tidy outdoor spaces can also help a property show at its best. Most importantly, pricing the home correctly from the beginning is key to attracting serious buyers.
