'Meet the Agent' - Tomika Minors - JBM Realty

This month for 'Meet the Agent' we interview Tomika Minors. Tomika is a Sales and Rental agent at JBM Realty and discusses why she enjoys working in the Real Estate business and working with JBM Realty. Tomika also offers some great tips for buyers and sellers in the current market. 

How long have you been in the real estate business? I’ve been involved in the property sector for several years, with experience on the administrative and legal side of sales, purchases, and rentals. I’ve held my real estate licence since 2022 and work in the industry on a part-time basis, which has given me a strong understanding of how transactions are structured and managed, and allows me to take a detailed, process-driven approach with clients.

Why do you like working for JBM Realty? I enjoy working with JBM Realty because of its strong reputation for professionalism and integrity within the Bermuda market. The environment is collaborative and supportive, with a clear focus on doing things properly, which aligns well with my own approach to property and client service.

What is your favorite part of your job? I enjoy the people-focused side of the role and being involved in a process that helps clients move toward an important goal. I’m particularly looking forward to supporting purchasers as they find a home that suits them and seeing that sense of excitement and satisfaction when everything comes together.

Where are you seeing activity in the market at the moment? There continues to be steady activity in the rental market, particularly for well-presented properties that are realistically priced. Entry- to mid-level homes are also seeing interest, especially where buyers can see long-term value.

What is your favorite property on the market right now? Like most agents, my favourite property is always the one that’s about to find the right buyer. More generally, I’m drawn to homes that are well maintained and offer a good balance of location, functionality, and value. Properties that feel practical yet comfortable tend to resonate strongly with today’s buyers and renters.

What property on the market right now do you think is really good value? Properties that are priced realistically and offer flexibility — such as rental potential or scope for future improvements — often represent strong value. Buyers who are open to minor updates can find good long-term opportunities.

How do you see the Bermuda property market over the next 12 months? I expect the market to remain steady, with continued demand for quality properties that are priced appropriately. Buyers and sellers are becoming more measured in their decision-making, and realistic pricing and expectations will continue to be important over the next year.

What are your top three tips for purchasers looking for a potential new home?

1. Take the time to understand your budget and what really matters to you before starting your search.
2. Keep an open mind — the right home isn’t always what you initially expect.
3. Work with an agent who can guide you through the process and help make it feel manageable and informed.

Do you have any good tips for sellers when preparing their home for sale? Presentation and pricing are key. Simple steps such as decluttering, making small repairs, and ensuring the property is clean and well-lit can make a meaningful difference. Pricing realistically from the outset helps attract serious interest.
